Abstract

In order to face the restrictions imposed by the State Commercial law and the Autonomic Commercial law, similar to the situations that affect the real-estate investments, the large property developers, of the enterprises, of GRS “gross rented surface” in the shopping centers are the substantial “driving force” behind the commercial sector that in general the shopping centers are being developed. Since the end of the 20th Century different strategies have been designed to strengthen the presence of every format and in every neighborhood of cities, the enterprises are operating as a large shopping center, medium or small, similar to a “hard discount” or specialized center “category killer” so that the enterprises are removing the traditional diversity and profoundly changing the shopping habits, and the overall profile of the commercial function in Valladolid city -Spain-.
